Title: CLARIFICATION ON PROVISIONAL VALUATION ROLL
Post by: Michael Alexander on August 16, 2013, 02:51:01 PM
The provisional valuation of Oranjemund was completed and will be submitted to valuation court on 2 September 2013, at the Oranjemund Magistrate's Court.

In terms of the law, before the valuation goes to court for approval. The law prescribe that notices be place in newspapers informing the property owners in Oranjemund and public that the valuation roll is open for inspection, meaning that everybody can and inspect the valuation roll, not only looking at the values of the property, but check the correctness of the ownership of the property, erf number, size of the land, and zoning.

This must be done to allow property owners to object against any information that they feel is not correctly recorded in the valuation. Objections are submitted to the Valuation Court for consideration. Now, if we prevent people from coming to the town council to inspect the valuation roll or denying them information contained in the valuation roll, it might have legal implications or cause the whole valuation roll to be rejected by the court because we have denied people their legal right to inspect the valuation roll.

We have made it very clear at the community meeting held on July 10, 2013, at the Zacharia Lewala community hall that the Oranjemund Town Council has no jurisdiction to talk about houses in Oranjemund because the houses belong to Namdeb.

What we are allowing people to look at, in the valuation roll, are property values and not house prices per say.

I hope I have clarified the matter.

Acting CEO
Oranjemund Town Council

Anybody note what the property valuations were like for the residential properties? (excl the actual houses?)
