Title: Selling of Oranjemund Properties!
Post by: Michael Alexander on February 05, 2016, 01:35:24 PM
I'm going to leave this here, that in the future, people can look back and ask why nobody listened....

The installation of water and power metres on all Oranjemund properties is proceeding at a prolific pace..... In anticipation of the town of Oranjemund becoming a normal town.......

On good authority, we believe the selling of houses in the township will commence sometime this year...

One can only hope that the powers that be understand that they should not be demanding too much for the properties for a number of reasons...,

Most structures were built in the 50's and 60's and were intended to last for 30 years...
Sometime in the early 80's CDM brought in a contractor to "drain" the walls of the buildings, to ensure a longer lifetime.....now most "newcomers" are not aware of this.....but take Look around the houses of the town and you will find a layer of holes about 40cm above the baseline of the building.... Painted over....
We are now 35 years past this period....

Now everyone would love to own a building, a home , a future....and are willing to run to the banks to finance this.....to finance these old buildings....

If the powers that be charge too much for structures that are way past their lifetime, they will only succeed in diminishing the disposable income of a vast majority of residents, seeing as they will be paying rates, taxes and various other municipal expenses on top of their loans for their rotting houses....

Don't be a fool, everyone knows that the house are cracking up.....

I met a guy recently down in the Cape from WELKOM.

The mine there downscaled and they sold their properties onto the residents for cheap, really cheap...
This chap bought his house for R36 0000 , a bargain.... The bank and insurance valued the property at R1.2 million....

Wow! I exclaimed to him that he had scored..... He replied...No..... He had'nt for the last three years nobody could sell their properties, because of the location, nobody wanted to move to a declining mining town.... They were all stuck with properties that should have been worth something, but location is an important factor.....

Here ends this lesson....... I am going to just leave this here and hope that somebody that understands this in a position of influence remembers.....

I hear there are still plenty of houses in Kleinzee up for sale that nobody wants...Location!Location!Location!

Surely this virgin town council is going the have a tough time generating income when mining operations stop. When NAMBED pulls the financial plug, it is going to be "Goodbye Johnny".  bye1 bye1

Think twice before you buy here.....  yesno

Hennie, therein lies the wisdom of allowing the pensioners that wanted to stay to retire here.... you cannot replace local knowledge....

As stated, all the "chipmunk and politicians" that run the place now do not know the local history..... in all honesty the buildings should have been torn down twenty years ago.....

Sure it sounds like a bargain, but why does nobody understand what the mine will actually be selling....

The houses are sinking, the walls are cracked and the roofing illegal in most parts of the world....

It's like the politicians wanting to designate the Town Garage dumps as an upmarket suburb....

For some strange reason , they all think that if the town were to normalize, people are going to flood in and build......

Location, Location and Location!

Am I correct in (1) recalling that the roofs are asbestos and (2) that banks/financial houses do not grant bonds for asbestos roofed houses and (3) the company would not be able legally to sell these ill-health houses and (4) there is no company in Namibia that is certified for handling disposal of asbestos?

All valid points there Mike, being on about the asbestos roofing for years now...... nobody seem's bothered.... there are articles on this forum discussing this issue about 6 years ago.....

Not to mention that some of the water pipes are made of asbestos.....
